The $2 million dollar barrier has been breached when it comes to homes on the westside of Vancouver versus the eastside. According to the CBC this newly sold eastvan home broke the $2 million dollar market with a list price of $2,150,000.

 

This new trend in Buyers moving from the westside to the eastside is very interesting and shows growth and improvement of some of the eastside neighbourhoods. Eastvan has always had a stigma attached to it and it is now evolving rapidly with the growth and demand of these higher class homes.

 

More Buyers get more for their money east of Main street but this is changing quickly.

 

Just like Yaletown was years ago, Crosstown is now and some other up and coming neighbourhoods, many Buyers try to find affordability in neighbourhoods that are less appealing. Once enough families move into the neighbourhood and clean it up, it becomes the next boom area, increasing property values.

This August has been an active month for Real Estate in the Greater Vancouver area but is still average for the 10 year trend. This month there were 2,771 sales in Greater Vancouver, that is 10.2% higher than August 2013. Active listings on our MLS® totaled 3,940, 8.4% below the 10 year average for this time of year.
 
Greater Vancouver continues to hold a strong balanced market, with sales to active listings ratio at 18.8% for August 2014.

An American city is embracing a fantastic idea to give homes to those that earn less than $15,000 annually.

 

Portland, Oregon is nearing approval and construction of a tiny home project on public land in order to provide homes to the homeless and very low-income families. The land is hopefully going to be donated by local municipalities as well as other public services including schools.

 

Housing is the biggest obstacle, before individuals can get back on their feet, take advantage of job training, alcohol and drug counselling they require a place to live.

 

Creating these tiny home communities has proven to be successful in other North American cities and would most certainly be a unique solution to some of Vancouver's issues.

 

Portland hopes to have their 25 home community in place by February 2015. These homes would be rented for between $250-350 per month, which makes them affordable to individuals making between $5,000-15,000 annually.
